Credit Card Disclaimer

A valid credit card must be presented at check – in as security for any extras or damages occurring during your stay. Your credit card details will be securely retained until we are satisfied that no extra charges have occurred. In the event of not having a credit card a cash security deposit must be given instead.

Services Included

Change of linen: To help us do our bit for the environment, bed linen will be changed once every 7 days. If you are needing an extra service, please inform the reception who will be happy to arrange this for you. (surcharge);

Change of towels: 2 times per week.

Payment Conditions

25% deposit to be paid within 10 days of making the booking (non-refundable);

The remaining amount to be paid 42 days before arrival date.

Prices may change at any time due to availability and demand.

Cancellation Terms

Up to 42 days before arrival: 25% of the total amount will be charged;

41 to 29 days before arrival: 50% of the total amount will be charged;

28 to 22 days before arrival: 80% of the total amount will be charged;

21 to 0 days before arrival: total amount will be charged.

Municipal Tourist Tax

Lagoa's Municipal Tourist Tax came into force on 13 April 2024 and must be charged by tourist resorts and local accommodation establishments to their guests.

The municipal tourist tax is established as an overnight stay tax.

- The municipal tourist tax has a value of €2.00/night in high season and €1.00/night in low season.

- For the purposes of the above information, high and low season are classified as follows:

a) High season - 1 April to 31 October;

b) Low season - 1 November to 31 March.

The municipal tourist tax is due, per guest, for paid overnight stays in tourist resorts or local accommodation establishments located in the geographical area of the Municipality of Lagoa, per night, up to a maximum of 7 (seven) consecutive nights per person and per stay, regardless of the booking method (in person, analogue or digital).

1. The overnight stay tax is payable by guests of holiday resorts and local accommodation establishments aged 13 (thirteen) or over, with the latter also being exempt on the day they reach this age, regardless of their place of residence.

2. Guests with disabilities, i.e. guests with a disability equal to or greater than 60 per cent, are not subject to the municipal tourist tax, provided they present a document proving this condition.

3. National and foreign students entering the University of the Algarve and using tourist resorts and local accommodation establishments at the beginning of each academic year, up to a maximum of 60 (sixty) consecutive days, are not subject to the municipal tourist tax, as long as they present a document proving this condition.

4. Guests whose stay is motivated by medical treatment are not subject to the municipal tourist tax, extending to an accompanying person, provided that they present proof of the appointment/provision of medical services or an equivalent document.

Property Description

The Villa

This beautiful spacious 4-bedroom villa is ideally situated in the prestigious Pestana Gramacho Golf resort with open undisrupted views over the golf course and 18th hole. A perfect villa for family holidays or the golf enthusiasts who would enjoy a round of golf in one of the 2 top golf courses on the doorstep: Gramacho or Pinta. The two lovely coast villages: Carvoeiro and the fishing village of Ferragudo as well as the beautiful beaches are all an easy 10 minutes’ drive away. Faro international airport can be reached in 50 min along A22 motorway. Onsite is a restaurant, two tennis courts, and a small supermarket.

The Outside

Outside of the villa is a large swimming pool approx. 12 x 6m surrounded by a terrace with 8 sundeck chairs and parasols there is also an outside shower. The pool can be heated with an extra charge.
Straight in front of the living room the patio doors lead out to the sheltered terrace nestled amongst colourful bougainvillea with a sun blind to provide shade. From the terrace you have full view of the golf course, the garden, and the swimming pool. Very peaceful and perfect to enjoy relaxing family meals.
Private parking for up to 3 cars.

The Inside

On the ground floor, the villa benefits from a bright open plan living / dining room with patio doors to the terrace and pool area with uninterrupted views over the golf course. Comfortable sofas and armchairs adorn the lounge area together with a large flat smart-TV with Netflix, Apple-TV and various other channels. There is also a nice fireplace. The slightly, by 3 steps, elevated dining area on the left hand consists of a huge wooden dining table and 8 chairs.
On the right, from entering the front door you will find the fully equipped kitchen with all required equipment such as induction electric hob, dishwasher, oven, microwave, big fridge, separate freezer and wine cooler. A small pantry with shelves off the kitchen houses the washing machine, the iron and board.
Further on the right through the corridor: a double bedroom with an ensuite fully equipped bathroom and a big wardrobe.
On the left-hand side of the front door is the second double twin bedroom with ensuite bathroom.
On the second level: is the large master bedroom with a king size bed and a further double bedroom. Both bedrooms have ensuite bathrooms and direct access to a private roof terrace with gorgeous views of the golf course and the setting sun.
All rooms have air conditioning. Internet is by Wi-Fi.

The Resort

Carvoeiro Clube is one of the most renowned resorts in the Algarve, with each individually styled villa having their own private garden and pool. It is perfectly located near the village of Carvoeiro and some of the best beaches in Europe. Guests of Carvoeiro Clube resort can take advantage of the near-by sports club and facilities of Carvoeiro Clube de Ténis.
